About
About YieldShield
YieldShield is a rental income protection platform for individual landlords and small portfolio owners. The first layer is tenant screening, with reports prepared by TransUnion and, when a landlord offers it, a bank income report from Plaid Check, all run through one simple flow, free for landlords. Rent protection is the layer being built next.
What does YieldShield do?
Before the lease, YieldShield lets an individual landlord request a complete rental screening without a subscription, an account manager, or a compliance background. TransUnion’s reports cover credit, criminal records, eviction filings and TransUnion’s ResidentScore, a rental score that is not a credit score and that YieldShield does not calculate, retain, evaluate or use. The applicant completes the identity check and pays one flat $38 fee, plus applicable sales tax. When a landlord offers it, the applicant may also connect a bank account so that Plaid Check can prepare a bank income report.
Rent protection, the second layer, is not available yet.
The part landlords tend to get wrong is what happens after a decline. The notice to the applicant is the landlord’s to send. When a landlord records a decline, YieldShield puts the template TransUnion publishes under a federal court order, the contact details of each agency that furnished a report, and a link to each report in one place, and keeps a record that the landlord acknowledged the notice is theirs. The landlord completes and sends it.
Who is YieldShield for?
Individual landlords and small portfolio owners, the people who do not have a property management company handling applications for them. If you own one property or a handful, screen a few applicants a year, and cannot justify enterprise screening software, that is the person this was built for.
Rental applicants are the other half. An applicant pays one flat fee per screen, and can decline the screen at no cost before anything is charged.
How does YieldShield make money?
The applicant pays one flat $38 fee per screen, plus applicable sales tax. Landlords pay nothing, ever. There is no subscription, no per-seat pricing, and no upsell tier, and YieldShield takes no fee for approving or declining anyone.
Who prepares the reports, and who decides?
YieldShield Vantage is a technology platform. TransUnion reports are prepared and furnished by TransUnion Rental Screening Solutions, Inc., a consumer reporting agency, under the property owner's separate agreement with TransUnion. Where an applicant gives a written instruction for a bank income report, Plaid Consumer Reporting Agency, Inc., doing business as Plaid Check, is a consumer reporting agency, and Plaid Check prepares and furnishes that report. YieldShield does not prepare or evaluate consumer reports, and does not make or recommend leasing decisions. YieldShield does not set or apply criteria for leasing decisions. Through YieldShield, a report is requested only after the applicant's written authorization or instruction. All leasing decisions are made by the property owner.
Compliance is the product rather than a feature of it. Consent, permissible-purpose certification, and audit records are enforced by the system itself rather than left to memory. Where a duty is the landlord’s, such as the notice a decline requires, we say so plainly, point to the template TransUnion publishes, and keep the record that we did. Where is YieldShield based?
YieldShield LLC is headquartered at 5900 Balcones Drive, Suite 100, Austin, TX 78731. YieldShield serves Texas properties only. More states will be added one at a time; until a state is open, a screening request cannot be sent for a property there.
